Lady Bird Deed
A Lady Bird Deed (Enhanced Life Estate Deed) allows a property owner (Grantor) to transfer real estate to one or more beneficiaries (Grantees/remaindermen) upon their death, while retaining full control and the right to sell, mortgage, or otherwise deal with the property during their lifetime.
